(NAIOP) "Investment Deal of the Year" award for the sale of the Galleria & Tower at
Erieview, a 900,000 square foot office and retail building in the Cleveland
CBD.
In 2001, Jim was named Broker of the Year by the National Association of Industrial and Office Properties, Northeast Ohio Chapter.
Seven-Time Finalist for Broker of the Year as well as a Four-Time Finalist for NAIOPs Deal of the Year Award.

THOMAS S. FOX, SIOR is a principal at Breen + Fox and is responsible for the day-to-day operations and office brokerage activities of the company. Tom's background includes the representation of office building tenants and owners in the acquisition and disposition of office property, corporate services, commercial real estate consulting, and real estate evaluation analysis.

Tom began his real estate career directly out of college in 1990 at the Ostendorf Morris/Colliers International. However, you could say Tom grew up in commercial real estate by learning at a young age from a father with over 25 years of commercial brokerage experience. Tom rose through the ranks at Colliers International where he was consistently a top producer and was promoted to Vice President in 1998. In 2001, Tom left Colliers International to become a Principal in Breen + Fox. In his career, Tom has completed in excess of 500 real estate transactions.

Tom's exclusive leasing projects have included The Tower at Erieview a Class A Building in the Cleveland CBD where he leased over 200,000 square feet of space to new tenants and increased the occupancy of the building from 60% to 92% in two years from obtaining the right to lease the building, One Cleveland Center a Class A Building located in the Cleveland CBD where Tom increased the occupancy from 75% to 91% in 18 months from taking over the exclusive leasing, The Keith Building in Playhouse Square where occupancy was consistently over 95%, Infinity Corporate Centre in Garfield Hts. where Tom completed a 45,000 square foot lease with Nationwide Advertising Service five months prior to construction being completed, and One International Place located in the Emerald Corporate Park where Tom was responsible for pre-leasing the building by signing a lease with the first tenant Battelle Memorial Institute fourteen months prior to the completion of the building. Tom has also exclusively represented clients in the acquisition of office space such as Boeing Commercial Airplane Group for 30,000 square feet, the headquarters of University Mednet for 33,000 square feet, BF Goodrich for 20,000 square feet, Level 3 Communications for 35,000 square feet, and over 10 leases with University Hospital Health System for over 75,000 square feet of space.
